YOUR IMPACT AREA

The Assistant Manager Quantity Surveyor (MEP) is responsible for the technical and commercial management of all Mechanical, Electrical, and Plumbing packages on high-rise and premium residential projects. The role ensures accurate cost estimation, detailed measurement, and strict billing compliance for highly technical services. This position is vital for mitigating cost risks associated with complex MEP systems and ensuring their delivery is On Specification, On Time, and On Budget.

MINIMUM QUALIFICATION

  • Education : B.E / B.Tech in Electrical / Mechanical Engineering (Preferred) or Civil Engineering, or Diploma in a relevant Engineering discipline.
  • Experience : 5 – 10 years of hands-on experience as an MEP Quantity Surveyor or Cost Management roles. Must have experience in high-rise (G+20 and above) and premium residential projects.
  • Specific Expertise : Strong experience in detailed measurement, bill certification, and cost control for major MEP packages (HVAC, Electrical, Plumbing, Fire Fighting). Proven ability to read and quantify from technical services drawings (single line diagrams, schematics, routing plans).
  • Software : Advanced MS Excel, AutoCAD, ERP (SAP/Oracle/MS Dynamics) for billing and cost reporting.
  • Preferred Certifications : NICMAR / RICS / PQS certification or specialized MEP Quantity Surveying courses.

KEY COMPETENCIES
    • Technical Expertise: Strong ability to read, understand, and quantify from complex MEP engineering drawings and specifications.
    • Specialized Knowledge: Excellent knowledge of MEP systems (HVAC, fire, electrical distribution) components, materials, and installation methods.
    • Analytical Skills: Proven skill in detailed MEP rate analysis, cost benchmarking, and value engineering implementation.
    • Process Discipline: High attention to detail in measurement, documentation, and compliance within the ERP environment.

KEY RESPONSIBILITIES

1. Estimation, Tendering & Services Quantification
    • Study MEP design drawings (HVAC ducting/piping, electrical schematics, fire fighting layouts), specifications, and service Bill of Quantities (BOQs) to prepare detailed quantity take-offs (QTOs) for all systems.
    • Critically analyze MEP designs to identify scope gaps, specification inconsistencies, and potential clashes that impact costs; prepare and document commercial and technical clarifications.
    • Conduct detailed rate analysis for complex MEP items, including specialized equipment (chillers, transformers, lifts), installations (cable trays, switchgear), and labor components.
    • Execute detailed commercial bid evaluations for MEP packages, focusing on unit rate justification, material compliance, and scope clarity.
    • Prepare the final drafts of MEP Work Orders/Contracts, ensuring precise definitions of item descriptions, measurement rules, and payment milestones.
2. Measurement, Billing & Cost Control
    • Lead and execute joint measurements with MEP sub-contractors and site engineering teams for all Electrical, Mechanical, and Plumbing installations.
    • Verify and process all vendor Running Account (RA) bills and final bills in the ERP system, ensuring accuracy against measured quantities and MEP-specific reconciliation norms (e.g., cable lengths vs. drawings, equipment receipt).
    • Execute progressive quantification from the latest MEP GFC drawings to assess the commercial impact of design changes on material quantities and system costs.
    • Maintain a dedicated tracking system for committed MEP costs vs. budget and provide accurate data to the AGM for high-impact cost items.
3. Contract Administration & Technical Compliance
    • Ensure MEP-specific contractual requirements (testing, commissioning, performance warranties) are commercially tracked and reflected in payment holdbacks or retentions.
    • Manage the change process for MEP packages, accurately assessing the cost impact of Quantity Variations driven by site conditions or design revisions.
    • Coordinate with the MEP design consultant and site execution team to resolve commercial disputes arising from measurement methodology or specification interpretation.
4. Coordination & Reporting
    • Serve as the commercial liaison between the MEP design, execution, and procurement teams to align service decisions with the budget.
    • Prepare specialized sections of the MIS reports focused on the financial status, progress valuation, and commitment tracking of MEP packages.
